Lostock Hall
Rear Single Storey Extension
Kitchen Extension Lostock Hall
We were tasked with helping our client with their ground floor rear kitchen extension in Kilngate, Lostock Hall. Our client had the desire to extend the property as much as possible while still complying with the Council’s current planning policies.
To achieve this, we extended out from the original extension and partially converted the garage, adding a new utility and W.C. This increased the floor area by a modest 20mÂČ, providing the property with much-needed space. By removing the rear external wall, we created a large open-plan kitchen and dining area that boasts beautiful French doors, offering stunning views of the garden and providing ample natural light.
Maximising Space: Garage Conversion & Single-Storey Extension in Lostock Hall
At the front of the property, we reconfigured the floor space by converting the garage, creating a highly desirable new W.C. and a functional utility room in a convenient location. This transformation not only enhanced the home’s practicality but also increased its overall value.
A downstairs toilet is a fantastic addition to any family home, offering greater convenience for residents and guests, reducing congestion in the main bathroom, and improving everyday functionality. Itâs one of the most sought-after features in modern home design, making it a smart investment for homeowners looking to enhance their living space.

Planning a Home Extension? Hereâs What to Consider
When planning a single-storey extension, itâs crucial to keep your overall build cost in mind from the outset. Without a well-thought-out budget, costs can quickly escalateâespecially when incorporating high-end finishes or custom features.
Here are our top tips to stay on budget and maximise value:
â Define Your Priorities â Identify the essential features of your extension and create a wish list for additional elements.
â Set a Realistic Budget â Consider construction costs, materials, finishes, and professional fees.
â Plan for Contingencies â Unforeseen costs can arise, so having a buffer of at least 10-15% is advisable.
â Think About Long-Term Value â Features like energy-efficient glazing, well-planned lighting, and durable materials can save money in the long run while enhancing your homeâs appeal.
By carefully balancing needs and desires, you can create a stunning and functional extension without breaking the bank.
