What Was Involved – Single-storey rear extension Liverpool?
The project required careful structural planning, detailed building regulation compliance, and expert draughting to ensure a seamless integration with the existing building. Here’s a breakdown of the work involved:
Structural Enhancements

- Removal of the original rear wall to create a flowing kitchen-dining space.

- Installation of two 254x146x37kg universal beams, bolted and fire-protected, to support new and existing walls.

- A 203x133x30kg ridge beam was introduced for roof support, complete with bolted timber inserts and rafter fixings.
High-Performance Building Details
To meet modern building standards, the extension was designed to exceed expectations in terms of insulation and structural performance:

- External walls constructed with 305mm cavity walling, featuring 90mm Dritherm 32 insulation for thermal efficiency.

- Floor build-up included 120mm Kingspan Thermafloor insulation and 100mm concrete slab, topped with asphalt screed.

- Roof insulation with 100mm Kingspan between rafters and 32.5mm composite board ceiling for a comfortable living environment all year round.
Roof and Fenestration
The pitched roof, covered with Marley Modern interlocking tiles, complements the original house style while providing lasting durability. The new roof includes:

- 4 x Velux SO6 rooflights, trimmed and flashed for optimal daylighting.

- High-performance uPVC French doors (1800mm wide) and windows, all argon-filled with Pilkington Energikare glazing for excellent thermal performance.
Drainage and Services

- New surface water drainage connections were made using 100mm uPVC pipes, fully encased in concrete and connected to the existing outfall system.

- Internal services, including heating and electrics, were specified to meet modern standards and fitted by certified specialists.
Built to Building Regulations Excellence
This extension fully complies with the Building Regulations 2010 and relevant British Standards. Attention to fire safety, thermal performance (U-values), ventilation, and cold bridging were central to the design.
Cavity closers, trickle ventilation, and ½-hour fire protection to key structural elements were carefully detailed. Energy-efficient lighting, compliant electrical circuits, and safety glazing were also specified to exceed regulation minimums.

The final layout includes a reconfigured kitchen, integrated dining space, and maintained garage access. We also made sure to:
